Financing an ADU or Custom Home in Chino, CA

Most projects J.O. Construction builds around Chino are paid for with a loan, not cash. Here is how the common options work, in plain terms. For questions about your own project, call (951) 436-6568.

Four ways Chino homeowners pay for a build

Construction loan

A short-term loan made for building. The lender releases the money in stages, called draws, as each part of the job is finished and inspected. Many turn into a regular mortgage when the house is done. This is the usual route for a custom home or a new house on your lot.

Home equity line or loan

If you own your home, you can borrow against the equity in it. A line of credit lets you draw as bills come due, which fits an ADU, a garage conversion or an addition well.

Cash-out refinance

You replace your current mortgage with a larger one and take the difference in cash. It makes sense when the new rate is close to the one you have, so it depends on your loan.

How our schedule fits a loan in Chino

Lenders release construction money by stage, and every job we build runs through the same stages: foundation, framing, rough trades, finishes. We give you a written scope and price before work starts, and we meet the inspectors, so draw requests are simple to document.

An ADU in Fontana and a custom home in Riverside follow the same order. Only the size of each draw changes.

What to bring to a lender

Plans or at least a floor plan, a written scope and price from your builder, and a rough schedule. If you do not have plans yet, start with a call to us and we will tell you what the lender will want to see.

We do not quote rates or approve loans. See what we build on the services page, or go back to the J.O. Construction home page.

Financing questions from Chino owners

Does J.O. Construction offer financing?

J.O. Construction is a builder, not a lender, so the loan comes from your bank, credit union or mortgage broker. What we provide is what lenders ask a builder for: a written scope, a price and a schedule by stage.

Is there a grant for building an ADU in California?

California offered an ADU grant through CalHFA of up to $40,000 toward pre-construction costs such as plans and permits. CalHFA says the latest round was fully allocated on December 28 2023, and no new round is posted as of October 2026.

How does a builder get paid on a construction loan in Chino?

On a construction loan in Chino, the lender pays the builder in draws as each stage is finished: foundation, framing, rough trades, finishes. The lender usually sends an inspector before each draw.

Can rent from an ADU help pay for it?

Often, yes. Many owners build an ADU to rent, and some lenders count the expected rent when they size the loan. Ask your lender how they treat it.

Not sure what the build will cost?

That is the first number a lender asks for. Call and we will help you get to it.
